Greece's investor residence framework is frequently marketed through property, but a property's eligibility cannot be established by its asking price alone. Official material from Enterprise Greece describes different geographic thresholds and special treatment for certain conversions and historic buildings. Read the current framework and the actual property's legal records together before treating a listing as a qualifying investment.

The most useful first question is what precise category the seller or intermediary believes the property satisfies. Ask for that answer in writing with the legal basis and the documents supporting it. A claim that a purchase is 'golden visa ready' should lead to a file that can be checked, not merely a confident sales conversation. The buyer's immigration adviser and property lawyer should be able to evaluate the same identified transaction.

Location is a legal fact, not a lifestyle description

Estate agents often describe neighbourhoods in terms of nearby cities, transport links or popular islands. An immigration threshold may depend on an administrative location or another legally defined characteristic. Establish the exact parcel and address rather than relying on a broad tourism label. If a development is promoted as outside a higher-threshold zone, ask how that conclusion was reached and which official boundary or rule supports it.

This matters especially when comparing two superficially similar listings. A smaller apartment in a popular market may be subject to a different investment rule from a larger home elsewhere. Price comparisons should therefore include the legal route each property is said to support. A bargain price is not useful for an immigration plan if the property fails the applicable category, and a higher price does not cure a separate problem with title or permitted use.

Conversions and restoration require extra questions

Special categories involving conversion or restoration deserve a distinct due-diligence process. Ask what the building's lawful use was, what change is required, which permits exist and when the relevant work must be complete. Identify who is responsible for delivery and what evidence will establish compliance. A purchaser should not have to infer these answers from an artist's impression or a promise that paperwork will be completed after payment.

Imagine a former commercial building offered as a residential investment. The important issues include the legal conversion, completion milestones, title to the individual unit and the consequences if the developer is delayed. The contract should be reviewed in light of the immigration timetable as well as ordinary construction risk. An investment can be commercially binding even if the buyer later discovers that the anticipated residence evidence is unavailable or that a project has not met the required conditions.

Permitted use affects the financial plan

Enterprise Greece's published explanation of the revised property framework discusses restrictions on short-term rental use. A buyer should obtain advice on the rules applying to the actual investment before relying on holiday-let revenue. Do not combine an immigration brochure with an unrelated rental-yield forecast and assume the two are compatible. Permitted use, building regulation, tenancy law and immigration conditions may each affect the proposed operating model.

Build a conservative ownership budget that can stand without optimistic rental assumptions. Include maintenance, insurance, local administration, professional fees and possible periods without income. Ask who will manage the property if the owner lives abroad and how compliance will be documented. This is ordinary investment analysis, but it becomes especially important when selling or changing the use of the property could affect an associated residence permission.

The residence application is a separate file

The migration ministry's investor guidance includes application and renewal documentation. Treat the residence process as a dedicated project with its own identity records, insurance questions, family evidence and authority communications. The property purchase may provide one essential part of that file, but it does not replace the rest. A signed purchase contract should not be interpreted as an approval decision or a guarantee about when a residence card will be issued.

Ask who will submit the application, how the applicant will receive official notices, and what evidence will be available while the case is pending. If travel is planned, check the actual document that permits the intended journey. Avoid assuming that a filing receipt, a visa and a residence card have identical travel effects. The answer can depend on the document and the route, so clarify it before booking a trip that relies on re-entry.

Family, work and long-term plans

An investor residence permission should not be casually described as an EU passport or unrestricted access to every European labour market. Establish the rights attached to the actual Greek title and assess each family member under the appropriate rules. A household intending to work, educate children or spend time in other countries has practical questions beyond the acquisition itself. Those plans should be discussed before choosing the investment, because they may change whether the route is suitable.

The final pre-deposit review should bring together the property's legal category, title and permits, contractual protection, financial assumptions and the immigration plan. Ask independent professionals to identify unresolved points rather than only confirm a preferred purchase. This guide provides a framework for those conversations, not a valuation, legal opinion or assurance of eligibility. In a property-linked residence route, careful verification before the deposit is far more useful than trying to repair a mismatch after the transaction has become difficult to unwind.
